Property management

Property management, with a pulse.

One team for the whole property: the guests, the cleaning, the repairs, the numbers. You’ll always know who to call. (It’s us.)

The idea

A property, run like a small hotel.

Most owners don’t want to become hoteliers. They want a property that looks after itself and quietly does its job. That’s the gap Bubbles fills.

We take on the day-to-day of running your property as a hospitality operation, with the checklists, standards and attention to detail you’d expect from a good hotel, at the scale of one property at a time.

What we handle

The whole operation.

Not a menu of add-ons. These work together as one system.

Listings & pricing

We create, publish and tune your listings, and keep prices moving with demand.

Guests

Enquiries, bookings, check-in, support and checkout, all through us.

Cleaning & linen

A reset to “guest-ready” after every stay.

Maintenance

Reporting, repairs and preventive care, with your approval on bigger spends.

Supplies

The little things guests expect, kept stocked.

Inspections

Regular property checks, with notes you can read.

Reporting

Clear updates on income, costs, bookings and reviews.

Rules & paperwork

We help you check local requirements and keep records in order. We’re not lawyers, so we’ll point you to the right experts.

You stay the owner

You keep the final say.

Handing over the operation doesn’t mean handing over control.

  • Approval for any spend above a limit you set
  • Full visibility of the calendar, income and costs
  • Real answers to real questions
  • Clear written terms, including how to step back

How it works

From first call to first guest.

1

Assess

We review your property and tell you honestly if it’s a fit.

2

Agree

Responsibilities and terms, in writing.

3

Prepare

Get the property hospitality-ready.

4

Launch

Go live and welcome the first guests.

5

Run

Operate, report, improve.

Straight talk

We start with stays, not leases.

Bubbles is built around hospitality-style stays. Long-term tenancy management isn’t our focus right now, though a quieter season can sometimes call for something in between. We’ll talk it through case by case.

Questions

Good questions.

What’s included in property management?

Listings, pricing, guests, cleaning, maintenance, supplies, inspections and reporting: everything that keeps the property running as a hospitality operation.

Do I need to be involved day to day?

No. You’ll get regular updates and be asked only for the decisions that really are yours.

What if something goes wrong?

We handle it first, tell you quickly, and ask for your approval where it matters. The process is agreed upfront.

Do you manage long-term rentals?

Not as a focus. We run hospitality-style stays, and we’re happy to discuss other arrangements case by case.
